Lighter, Quicker, Cheaper. The case for more timely, less capital intensive, more human scale development
Our guest speaker is Eric Reynolds, Founder of Urban Space Management. Our industry has its cyclical ups and downs. On the up phase mega schemes are dreamt of. Large scale sites are assembled, large professional teams are employed and large sums are raised and risked. If all goes well the heroic project gets off the ground and struggles to completion but rarely works out exactly as planned. The world may have moved on. By their nature these large projects take a long time to realise and often get caught in the downward spiral. They may eventually be completed on the second or even third upswing. I imagine that you can all think of at least on e example. Time is a great healer and it is possible that the pain will be forgotten when the last space is let. However in some cases whole areas are blighted and unlovely throughout the process. Eric would like to talk about the other end of the scale. The always lower risk. Much lower cost. Sometimes interim. Generally able to catch the moment. Relatively speaking greater profit per pound. Light weight, energy efficient, smaller schemes.
